History

The Wichita Falls real estate market has absorbed approximately 3 million square feet of space in the last five years. Half of this has been due to reoccupation of existing, vacant space, while the other half has been due to new construction. Of the 3 million square feet absorbed into our market in the last three years, half has been retail, the other half manufacturing and commercial.

Because of this rapid growth and declining number of available, existing properties, the leadership of Wichita Falls recognized new industrial growth would come primarily from new construction and began the planning process for a new business park. In 1992, the City of Wichita Falls acquired 525-acres on the southeast side of our city adjacent to a slightly older business park developed in the 1970s. Grading and infrastructure development came next, followed by $600,000 worth of landscaping.

Water features were incorporated into the park for aesthetics and concrete roadways and sidewalk were incorporated to make the Wichita Falls Business Park a quality alternative for companies tired to long commute time, low air quality and the higher cost of doing business in the Dallas Ft. Worth Metroplex.
